If you're ready to update your flooring, here are some considerations to help you decide if DIY or hiring a pro is the way to go.

What type of floor do you want?

Laminate flooring, like Pergo, can be fairly easy to install on your own. These boards arrive pre-finished and install without nails or glue. Real wood is not only more expensive, but much more difficult to install. Your decision to hire a contractor might depend on how much you can afford to spend fixing mistakes (after the cost of materials).

Are you comfortable with power tools, or is your electric toothbrush a challenge?

True wood flooring that needs to be finished on-site requires more technical skill. If you decide to forgo a contractor, make sure you have enough knowledge of power tools to be safe during installation.

What is your time frame?

Life happens. A day job, unexpected visits from the in-laws or running out of materials can all add delays to a project. Are you okay living with an unfinished floor in the meantime? A good contractor can complete the job within a set timeline, so you can get to enjoying your updated home sooner.

Let them know that their feelings are completely natural and understandable. Pack a special lunch.

1. Pro: Demolish your electric bills

2. Con: Upfront cost

While installation and materials are more affordable than ever, it might take up to seven years for the system to pay for itself through the money you save. Fortunately, there are considerable tax breaks, rebates and solar-specific loans available to help homeowners get started. The federal investment tax credit allows you to deduct 30 percent of the cost of your system from your taxes. Solar panels can increase the value of your home, according to research from the Lawrence Berkeley National Laboratory, part of the Department of Energy.

6. Con: Maintenance costs

"Smart home features are designed to make homes more convenient, appealing, secure and energy-efficient — all of which are bonuses when you're trying to sell a house," says Geoff Lewis, president of RE/MAX, LLC. "Sellers who want to move their homes faster may benefit from adding smart features that make their properties more appealing to tech-minded buyers."

According to IHS Markit and CNBC, 80 million smart home devices were delivered worldwide last year. That's a 64 percent increase from 2015.

Here are six trending smart home features that might catch buyers' attention and help sell your home faster:

Keyless/remote entry door locks

Have you ever left the house and worried that you left the front door unlocked? If your home is equipped with a keyless/remote entry door lock — available from multiple manufacturers — you can use an app on your smartphone to lock the door from wherever you are. Some manufacturers make versions that will also send a text or email to your phone when the door opens. Locks that can be programmed with multiple entry codes also allow you to see who comes and goes and when.

Smart lighting

From lighting automation that allows you to control lights remotely and wirelessly, to energy-efficient LED bulbs that can change color to match your mood and decor, lighting has come a long way. Some smart lights work in tandem with home automation systems to allow you to turn them on or off, or even dim them, from an app on a smartphone or tablet. Others require no communication hub and can be controlled directly from your mobile device. You can also put some smart bulbs on timers (using your wireless device), sync them with certain TV shows or movies, and integrate them with security cameras and thermostats.

DIY security systems

Don't want to sign a contract or deal with complex security systems? Install-it-yourself security systems are affordable and offer security features like cameras, sensors, motion detectors and alarms or sirens, without the need for a security service to monitor them.

Smart appliances

The Internet of Things (IoT) — everyday objects that have network connectivity — includes a growing list of smart appliances. Many manufacturers are offering washers, dryers, refrigerators and other home appliances that can communicate with you — and each other — wirelessly. Many can be controlled remotely from your smartphone — so if you leave the house and can't remember if you turned off the stove, you can check in and turn it off using your smartphone app.

While appliances aren't always included in a home sale, they do make for interesting features that keep your home top of mind to buyers.

Smart plugs

One of the easiest, most affordable smart home upgrades you can make is to add smart plugs to your home. These Wi-Fi-enabled plugs fit existing outlets and can be controlled from a smartphone app. Plug anything into a smart plug, like lights or a television, and you can turn it on or off remotely, track energy consumption, or even create an on-off schedule.

Temperature controls

Programmable thermostats were just the beginning; today's home temperature controls are even smarter. Like other smart home features, smart thermostats can be controlled remotely from your mobile device. You can program them to make automatic temperature adjustments and then use your smartphone to override the program like turning up the heat on a particularly cold day. Some smart thermostats learn from household behavior and adjust the temperature to meet your family's needs and save energy, while others adjust based on the number of people in a room. And several can now be operated via voice-controlled virtual assistants.

"Many of these smart home features are surprisingly easy and affordable to install," Lewis says. "Sellers who are open to the idea of investing a little money to possibly help get a speedier sale, may want to consider adding the smart features buyers will be looking for in 2017."

If the property is also for rent they will be able to confirm and get you the correct contact information.  NEVER send money to anyone until you have confirmed they are the owner or have the authority to rent the property.

A drab, unkept outside can lead the Buyers to believe that the inside looks the same. It can make a Buyer begin to wonder about how much maintenance or upkeep is needed. However, a clean and polished exterior can be inviting enough to make a Buyer want to see the inside even more!

Ever wonder what potential buyers for your home are looking for? Wonder no more. The National Association of REALTORS 2013 Home Features Survey tells it all and it really depends upon whether the home the prospective buyer is looking at is new or previously owned.

According to the survey, the dream list for most buyers includes:
  • Walk-in closet in master bedroom
  • Ensuite master bathroom 
  • New kitchen appliances
  • Eat-in kitchen
  • Hardwood floors
  • Granite countertops
  • Kitchen island
  • Stainless steel appliances
The percentage of buyers who ranked each of these items as "very important" was directly correlated to a new versus previously owned house. If the buyer was looking at a new home, each of these items had a high percentage of "very important" rankings. If the buyer was looking at a previously owned house, the percentage of those buyers ranking these same items as "very important" fell from 15 percent to more than 50 percent.

What does this data tell you if you're selling or thinking of selling your home? In a nutshell, buyer expectations for your home are lower than their expectations for a brand new home. Homebuilders had better put upgrades everywhere to sell their homes. You, on the other hand, will get a bit more leeway from prospective buyers who don't expect to find all of these wish-list items in your home. But if you do have some of them, that might just seal the deal.

And if you have these wanna-have features, or even if you don't, make sure your real estate agent takes a lot of photos of your home or property and posts them in your online listing. In the National Association of REALTORS 2012 Profile of Home Buyers and Sellers, nearly 100 percent ranked photos and detailed information about the property as at least "somewhat useful," with more than 80 percent ranking them as "very useful."

These results aren't surprising in an age when people do most of their home shopping online. Just imagine. It wasn't long ago that buyers had to sit down with their agent and cull through one-page listing sheets with a few photos to come up with their list of contenders. The great thing about going digital is that buyers can look through hundreds of properties to get a feel for neighborhoods, features, realistic prices and more. Now, it's truly a case of "show, don't tell," so make sure your agent snaps flattering shots of your property and plenty of them to upload with your listing. That virtual tour might leave a potential buyer wanting to see the real thing.

There's an art to pricing a home correctly. An agent has to understand the dynamics of the current local market, how a property stacks up to comparables and how all of that information translates into the reasonable listing price. Mistake #2: Not preparing your home to sell

You have to get your house ready to sell before you list it. That might mean a little paint here or there, a few potted plants in the porch and a good cleaning job. Mistake #3: Ineffective marketing
